Things to be taken care when buying a Flat/Apartment:

  1. Scrutiny of legal & Technical documents such as Construction agreement Sale agreement / Sale Deed / Approved Plan. Construction agreement /Sale agreement will help you to find the following details:

    • Complete address of the property
    • Cost details pertaining to construction in case of new flat
    • Cost details pertaining to overall cost of the flat in case of resale apartments/Flats
    • Built up area details of the flat
    • Builder / Owner details
    • Boundaries of the property
  2. Sale Deed will help you to find the following details:
    • Complete address of the property( which can be correlated with the construction agreement)
    • Cost details pertaining to the land share (UDS – Un divided share) of the specific flat
    • Cost details pertaining to overall cost of the flat in case of resale apartments/Flats
    • Over all land area of the property from which UDS is conveyed.
    • Builder / Owner details
    • Boundaries of the property ( Which can be correlated with the construction agreement)
  3. Approved Plan will help you to find the following details:
    • Total number of floors constructed as per plan and as per site.
    • Total number of units constructed and deviated units.
